4 A by-product of gas combustion is water. The hotter the combustion gas, the more water it can hold. The condenser draws heat out of the combustion gas until it is about 110 degrees versus 450 degrees on a 70% or 80% furnace. A 90+% furnace cools the exhaust gas so much that water condenses out of the gas in th heat exchanger and exhaust pipe. The exhaust is so hot in a less efficient furnace that it does not cool enough to condense until it exits the chimney.
